A 6 story mixed-use building in East Williamsburg for a small developer. The design seeks to be both contemporary and contextual in its response to the surrounding buildings

The Grand Street area is undergoing a significant amount of development as the value of the area becomes better appreciated. The Grand Street subway allows you to be in the center of Manhattan in 11 minutes and a number of new developments are underway which will significantly lift the characteristics of the neighborhood.

The existing building at 754 Grand Street is approximately 5,840 square feet and consists of 4 floors with a basement. The zoning for the site allows a maximum of 9,732 square feet and our proposal chooses to discretely build a completely new structure that would consist of 6 stories with an expanded basement. The massing attempts to fit simply into the existing context with the upper two stories set back so that the existing street line is maintained. A new elevator and efficient core is added to the site and a series of one-bedroom rental apartments provides the best utilization for the project.
